When a returning client referred their neighbors to us, the brief seemed ambitious: design and construct an accessory dwelling unit that functions as a fully outfitted in‑law suite, a quiet home office, a private gym, and a pool‑side bath/changing room—without sacrificing style or flow.

Tight Drainage Corridor: Engineered a custom French‑drain system to protect neighboring roots while meeting county code.
Complex MEP Routing: Stacked plumbing chases and low‑profile mini‑split ducts to keep ceilings high without soffits.
High‑Use Zoning: Separate sub‑panel ensures gym equipment and HVAC run without tripping the in‑law suite circuits.
